What is my home worth, and how is the price worked out?

By Kurt Hayley and the Local Experts team, Opelika, Alabama

Your home is worth what a ready buyer will pay for it compared with the other homes they could buy this month. Working that out takes more than an online estimate.

What goes into the number

  • Comparable sales. What similar homes nearby have actually closed for recently.
  • Current competition. What a buyer could choose instead of your home today.
  • Buyer search ranges. Buyers filter by price bands. Sitting just over a band line hides your home from everyone searching under it.
  • Condition and features. Size, updates, floor plan, lot, neighborhood and age, all weighed against the price.
  • Timing. How quickly homes in your range are going under contract right now.

Why an inflated price costs you

Some agents quote a high number to win the listing and ask for a reduction later. By then the home has used up its first two weeks, when attention is highest, and buyers start to wonder what's wrong with it. Marketing can amplify the right price. It can't fix the wrong one.

How the market tells you

  • Ten days, no showings. Buyers are rejecting the price before they see the home. It is at least 5% too high.
  • Ten showings, no offer. Buyers have seen it and don't think it matches the price. It is 3 to 5% too high.

Small adjustments instead of big drops

Kurt's team uses small weekly price adjustments that put the listing back in front of buyers who saved it, without the large public reduction that signals trouble.

The pricing guarantee

Kurt's team sets a data-driven price range and puts it in writing. For every $5,000 your home sells below that range, they pay you $200, up to $1,000.* Send your address and Kurt will come back with a value and the price he's willing to guarantee.
